The short answer is that rental income is taxed as ordinary income. If you’re in the 22% marginal tax bracket and have $5,000 in rental income to report, you’ll pay $1,100. However, there’s more to the story. Rental property owners can lower their income tax burdens in several ways.
Does rent paid count as income?
You generally must include in your gross income all amounts you receive as rent. Rental income is any payment you receive for the use or occupation of property. Expenses of renting property can be deducted from your gross rental income. You generally deduct your rental expenses in the year you pay them.
Do you have to pay tax on rent income?
As a landlord, you must normally pay income tax on any profit you receive from any rental properties you own. Do you have to report utilities paid with rent?
However, say that your landlord charges you a flat monthly fee for rent that includes utilities. Since you don’t know how much of your payment is going towards utilities, you must include the entire amount paid as rent expense.
